Finding your Buyer, the right Buyer, requries a two-prong marketing approach which
targets Buyers as well as other real estate agents who represent Buyers. My
approach is systematic with the flexibility needed to negotiate a constantly
changing marekt. You are informed of every action I take so that you are never
left wondering if I realldy did what I said I would!!
My pledge to you is to persistently focus all of my efforts, systems, skills
and networks to get your home sold.
Unlike agents who may start strong and fade when issues arise of who are
distracted with other priorities, I stay the course, monitoring market activity
relevant to your home sale as well as feedback from Buyers and other agents.
With this constant attention, I am able to re-evaluate and advise any
adjustments to keep your home "in the market." My goal is to sell YOUR home,
not your neighbor's.

My Marketing Strategy includes the following . . . and more !!
Professional Staging Consultation. Your marketing strategy actually begins
here, with professional advice on presenting your home so that it makes the best
possible impression in a competitive market. All other marketing efforts are
undermined if your home is not presented at its best.
Competitive Pricing Strategy. A initial Pricing Strategy that considers all
relevant factors as well as your own priorities. Constant monitoring of those
factors, including the competition, and scheduled reviews of the strategy is
critical.
FMLS and MLS Listings. Your home is listed in both FMLS (First Multiple Listing
Service) and GA-MLS with the maximum number of photographs permitted.
Listing in the two services increases the number of prospective Buyers that will
view your listing.
Quality pictures taken by a professional photographer. Top notch pictures
are critical in successfully marketing your home. There is little point in
investing in the various marketing channels if photographs do not present your
home's story and the lifestyle if offers accurately and in its best light. Listings
without pictures get far fewer viewings online and actual in-home showings.
And listings with few or mediocre pictures undermine your home's benefits and
may deny Buyers the home that may best fulfill their needs. Quality pictures
are critical.
Professional Virtual Tour. A professional, elegant virtual tour is customized
for your listing to take online Buyers through your home.
Property Website. If available, your home address will be purchased for the
domain name for a single property website created for the sole purpose of
providing information on your home. THE URL address will be posted on the sign
all marketing materials. Prospective buyers may view pictures and information
about your home at their convenience.
23+ Syndicated Websites. The National Association of Realtors reports that
the majority of Buyers today first saw the home they purchased on the
internet. Keller Williams Realty has partnered with many quality consumer
oriented real estate search websites to provide widespread internet exposure
for your home. Among these sties will be an enhanced site on Realtor.com
increasing visibility on that popular site. Luxury listings have additional
internet exposure on sites that are geared particulary for the luxury market.
Distinctive arm sign and neighborhood directionals as permitted by covenants
and any applicable codes. All of my listings get a tasteful arm sign, not the
small stick-in-the-ground sign. Customized riders, if permitted, enhance the
visibility and attract Buyers by advertising unique features of your home.
VoicePad. An interactive voice response system is utilized which allows
drive-by Buyers to call a phone number and hear up-to-date information on
you listing, as they are sitting in front of your home! The real benefit is that
the system captures this potential Buyer's contact information and notifies
me immediately. I am then able to contat the Buyer, answer questions and
encourage a showing, ususally while they are still in the neighborhood.
Quality Flyers and Brochures. Many agents have discontinued the use of
flyers and brochures, especially at curbside, primarily because of the expense
of printing. I strive to reach your Buyers with every available tool. While
many flyers will be pulled by curious neighbors (or others), there are still
Buyers whoses curiosity wants to be satisfied immediately but may
hesitate to call the IVR system. THere is a means to reach every Buyer
and I am committed to employing as many as I can.
In-Home Presentation. A tasteful display welcoming viewing Buyers and
previewing agents will include a customized Presentation Binder with home
and community documents and information. A separate Buyer's Packer with
marketing materials as well as legal details needed for the writing of an Offer
is included. Additionally, Comment Cards for immediate feedback and a
'thank you' take-away for visiting. Also, throughout your home, 'Feature
Frames' are placed drawing attention to outstanding features in your home
and slowing down the Buyer as he/she tours your home. This encourages
your Buyer to gain a feel for the home and catch every feature it has to offer.
Open House Schedule. Some sellers prefer not top open their home to the
general public. I do recommend at least one Open House to 'introduce' the
property to the market and attract neighborhood and area attention to it.
Consumer Mailings. 'Just Listed' cards are sent to targeted neighborhoods,
especially possilbe 'Move-Up' neighborhoods where your Buyer may currently
live. 'Choose Our Neighbor' cards go to your neighbors.
Agent Preview. As mentioned above, my marketing targets BOTH Buyers
and agents who represent Buyers. An Agent Preview and/or Agent Caravan
provides extended exposure to area agents representing Buyers.
E-Mailings to the Real Estate Community. An email marketing company is
employed to notify thousands of area agents of your new listing. Follow up
emails will be sent so your listing stays top of mind as they work with new
Buyers. NAR reports that over 38% of Buyers last year first saw the home
they purchased through their agent.
Continual Communication with area network of Agents who work with Buyers
looking in your area. Agents search and provide listing to their Buyers
offering to narrow down the choices to the ones that best meet their Buyers'
needs. Over the years, I have developed a network of agents who work
in specific communities. I communicate regulary with these agents to ensure
they know the attributes of your home and answer any questions. This
extra one-on-one communication facilitates more showins to qualified and
serious Buyers.
Creative marketing. Creative target marketing with your likely Buyer in mind
is utilized. It may include social edia, neighborhood bulletin boards, newsletters,
CDs, anda few other 'secrets' are utilized to find your Buyer!
Feedback . . . Your Way. Some Sellers want to know every action taken on
their behalf. Others just want a call when an Offer comes in. I do insist on
personal contact at least once a week so that you are up to speed on the
status of feedback, marketing and pricing strategies and any market changes.
